A little background on myself... I was formerly the owner of a multi-state title and escrow company based in Florida, and when I sold it and retired to Nevada five years ago I wanted to keep my feet in Real Estate, which is a business I thoroughly enjoy. I have extensive training and knowledge in contract, title, negotiation and financing issues which few realtors can match. My firm conducted over 6000 residential real estate closings, so I have seen it all in real estate. I am not motivated by a commission, my job is to advise and represent you and your interests to get you the best terms<br />possible but more importantly, to keep you informed and treated fairly by all of the various vendors involved in a real estate transaction .....put my experience to work for you.<br /><br />Your decision to start looking at real estate in the Vegas Valley is a good one. While we are all reminded in the national and local press about the decline in real estate values over the last few years, what we have to remember is that while its not a great time to be a seller, it IS a great time to be a buyer. According to the latest statistics published by the GLVAR, the actual supply of homes on the market in early 2011 has actually decreased and there is more demand than supply for the first time in years. I can see every day with my buyers that prices have finally reached levels where real buying interest has developed. The Vegas Valley went from being the most overpriced major market in the country to now where it rests at the top of the list for the MOST undervalued major market in the country. It is also true that property values have leveled out over the last year (chart attached), as opposed to the dramatic drop from 2007 to 2010, while mortgage interest rates are still near record lows although likely to creep up over the rest of 2011. I write here not only as a Realtor, but also as an investor and homeowner who purchased a home last March.<br /><br />In any case, I am happy to talk real estate with you at any time, answer any questions you may have, and of course my favorite thing, to get out and look at some homes of interest to you.
