These days a decent property has 8 offeres on it by the the first weekend its in the MLS. If you are fully aproved, your offer will be taken seriously. There are many Bank Owned homes and pre-forclosures not on the market that we can look at and possibly get an offer to the bank before its listed on the MLS.
