Abstract:
A multi-story apartment or condominium building complex includes one or more vehicle parking levels above or below grade and one or more dwelling unit levels vertically stacked above the vehicle parking levels. At least one of the parking levels includes private garages for at least selected ones of the dwelling units and occupants of the selected dwelling units may move between their garage and their dwelling unit through an interior corridor at the parking level and an elevator extending directly to the individual dwelling units on each level. The elevators may serve one, two or several dwelling units on each dwelling unit level. A service corridor is provided on each dwelling unit level which may be accessed by a service elevator or spaced apart stairways to provide secondary access between each dwelling unit level and street level. Each dwelling unit may include a small service room having a lockable door between the service room and the dwelling unit and a door opening to the service corridor so that service deliveries and pickups may be accomplished. Vehicle access to the building complex is via a driveway under cover within the confines of the complex and extending from a street or roadway to each parking level.

Abstract:
A multistory residential building provides private access to each unit in order to eliminate breezeways and common stairwells. If a unit is located on the first level, private access is provided by a privately used front door disposed on an end wall of the residential building. Units that are located on the second and third floors are accessed by privately used front doors on internal stairways, wherein said stairways are secluded and inaccessible to other residents and guests. The front doors of the third-floor units are located on intermediate landings wherein access to each landing is provided by a semi-private monumental stairway. The front doors located on the second and third floors are disposed on end wall opposite the end wall having the first floor doors. Accordingly, it is unnecessary to provide breezeways and common stairways connecting all the floors of each building to provide access to each unit.

A multiple-dwelling structure comprising upper and lower individual dwelling units in stacked relationship, both upper and lower units being positioned directly above the garage areas for both units. The garage areas for each unit are positioned essentially adjacent one another, but on a graded surface such that the level of the garage area associated with the lower dwelling unit is approximately one-half story below the level of the garage area associated with the upper dwelling unit. Both dwelling units are on a split-level plan. Each dwelling unit is connected to its respective garage area by an individual passageway or stairway that is unique to the respective dwelling unit and independent of the stairway interconnecting the garage area and the living area of the other dwelling unit. Each of the respective unique stairways interconnects the garage area and the lower level of the split-level dwelling unit, the living, kitchen and dining area thereof, in a manner such that the maximum distance between the level of the garage floor and the lower unit is one story, and the maximum distance between the level of the garage floor and the upper unit is one and one-half stories. Each dwelling unit, being provided with a unique stairway connecting the garage areas and living areas, which stairway is independent of the other dwelling unit and the stairway interconnecting the garage area and living area of the other dwelling unit, ensures the utmost physical privacy to the occupants of each unit, while at the same time permitting stacking of dwelling units to increase the density of such dwelling units per unit area of available land.

Abstract:
A hillside, multistory, multiple dwelling unit building includes at least two vertically stacked dwelling units wherein the lower dwelling unit has a ground level garage or vehicle parking space with an entry opening in one direction and the other dwelling unit has a garage or parking space vertically stacked above the first garage and opening to roadway on a hill adjacent to which the building is situated. The first dwelling unit may have two living space levels above the garage level, the second level being at the same level as and sharing some interior space withe the garage of the upper dwelling unit. The upper dwelling unit has two living space levels above its garage level. The building structure may be formed of reinforced concrete sidewalls and floors defining each level and formed as elongated "tunnels". The dwelling unit endwalls may be non-load bearing and have windows and balconies opening to the side of the vertically stacked dwelling units are provided. The first through the third levels may have a reinforced endwall contiguous with the earthen hill to avoid the requirement of seperate retaining walls.
