I am a "CDPE" (Certified Distress Property Expert) with one goal in mind; To help my client and those who are underwater on their property to get out of their current mess and start a new fresh beginning. The public is falsely desensitized in believing that a foreclosure or bankruptcy is the way out of their mess. What they fail to realize is that once you get a foreclosure or bankruptcy, your credit is very much shot for potentially 7 years, plus you have the risk of a deficiency judgement for years to come. A short sale will not implicate the same drastic negative impact on your credit report as a foreclosure or a bankruptcy will. Plus, a good short sale realtor can potentially negotiate with the bank to waive the deficiency judgement and maybe even get the bank to submit to the credit agency a "satisfactory of mortgage".
